If you have an empty house that you are putting on the market, furnishing the space will help buyers see the potential. Buyers aren’t just looking for a house to live in – they’re looking to live their dreams and improve their lifestyles. Staging helps sell those dreams and creates a more emotional purchase that can generate more money for the seller. Empty rooms look smaller, darker and lifeless, not great selling features to a buyer. Staging a house adds emotional potential, so that buyers fall in love and aspire to live there.

There are statistics that show that over 81% of buyers find it “easier to visualise the property as theire future home” when it is staged and allmost 1/3 of buyers are willing to “over look property faults” when the house is staged.

We will soon be offering a full furnishing service providing co-ordinated and eye-catching design to give your property the edge over other homes on the market. These packages will be tailored to the homeowner and will include the rental on furniture & accessories, set up and removal of the items and insurance.

 

Occupied Home Staging

Staging a home that you are living in

Many people need to still occupy their house while they are trying to sell. This can be a very stressful and hectic time with trying to keep the house looking good when you still have a busy life to lead. We are here to help lessen the stress by coming into your home and supporting you with decluttering and staging the house. Prices include GST.

Concept Package- $200

A fun and comprehensive consultation were we create a detailed report and list of recommendations that should be done to gain you the best offer possible

  • Firstly, we will have a phone conversation so we can research your buyer demographic and organise a consultation appointment

  • We will go through each room of the house, noting our first impressions as a buyer might see it. What is working, what is not, how does the space make us feel, that kind of thing.

  • Using our checklists we will walk through again and talk about some overall strategies that can have a big impact with minimal costs.

  • We then go back to the office and create a detailed report on what we suggest should occur in the house. This will include some handy checklists for you to work through to keep you on track.

(up to 2 hours spent in the home with any extra hours will be charged at the hourly rate of $55)

Hands-on Package- $400

This is where we come in and physically stage the home using the owners furnishings. We will focus on the main areas such as the kitchen, livingroom, master bedroom, entry & dining room and if time allows we will work on the other bedrooms and bathrooms.

  • Using the Staging report done previously, we will make huge changes to your spaces. Remember, we are not selling your memories or style. You are moving so pack it up!

  • We can bring in some key accessories to make the spaces pop. These can be kept for up to a week so to add impact to the realestate photos. A weekly rental on items can be discussed after that week

  • This is a 4 hour session in the home.

(The house must be clean and tidy before we arrive so we don’t waste your session time. Any extra hours will be charged at the hourly rate of $55)

Comprehensive Package- $750

This is where we can come in and do a bit more in-depth work in more of the house (depending on the size)

  • Using the Staging Report done previously, we will make huge changes to your spaces. Remember, we are not selling your memories or style. You are moving so pack it up!

Vacant Home Staging

Our area is a growing market and the number of new builds is rising year on year. With over 1000 building consents issued in the Central Otago Lakes area last year, the competition is fierce to get the houses sold. Where vacant home staging is invaluable is when taking the advertising photos. A good photographer taking photos of a styled house is key to capturing the interest of the prospective buyer. A seller needs to get a buyer through the door in order for the buyer to have an emotional connection to the house. With most viewings of open homes occurring within the first couple of weeks, that is the vital time to have the home, staged.

Pricing for complete home staging depends on the size of the home and how long you want to rent the inventory for. Here is some indicative pricing: (GST included)

3 Bedroom / 1 Living area- $1000 for up to 2 weeks / $2000 for up to 5 weeks

4 Bedroom / 1 Living area- $1150 for up to 2 weeks / $2150 for up to 5 weeks

5 Bedroom / 1 Living area- $1300 for up to 2 weeks / $2300 for up to 5 weeks

3 Bedroom / 2 Living area- $1300 for up to 2 weeks / $2300 for up to 5 weeks

4 Bedroom / 2 Living area- $1450 for up to 2 weeks / $2450 for up to 5 weeks

5 Bedroom / 2 Living area- $1600 for up to 2 weeks / $2600 for up to 5 weeks
